Access Statement for Haxton Down Farm B&B

Introduction

Farmhouse is a mid 16th century working farm, with a couple of extensions added some time in the 18 th & 19th centuries. Because of the age and layout of the building we are unfortunately unable to provide wheelchair access.

The property is located 1.5 miles from the nearest main road, the A399, and 1 mile from the village of Bratton Fleming. It is a very quiet and peaceful location, the nearest shop being in the village
We are providing this statement as a guide for those who might be concerned about access, and encourage you to contact us should you have any further questions.

Pre-Arrival

• The nearest train station is Barnstaple. The number 310 bus runs between Barnstaple and Bratton Fleming every 2 hours or so, Monday to Saturday, less frequently on Sundays.
• The nearest bus stop is 1 mile away, in the village. We will gladly pick you up on your arrival, and take you there on your day of departure although we feel it is preferable to have your own transport
• Although we will try to be available at other times if necessary, this cannot be guaranteed.

Arrival & Car Parking Facilities

• Ample parking is provided to the front of the property, on a flat, concrete surface.
• Two steps lead up to a concrete path to the front door. This path has a further step into the house.

Main Entrance & Reception

• There is a level concrete floor, with a foot mat directly in front of main front door.
• Main front door leads into level carpeted hall, approximately 6 feet square.
• The guest's dining room and lounge are situated to the immediate right through a sliding wooden door with a glass panel.
• Stairs up to bedrooms are directly in front. There is a strong banister to the right and a ledge after the 4 th step on the left to assist ascent if required.

Bedrooms

• Stairs up to front bedrooms turn through 90 degrees with eleven steps in total, onto landing, with one bedroom suite to the left and one to the right.
• Mind your head on beam on first step from the hall
• Step up to family bedrooms to the left, through door, to small landing. Double room to the right, Single/children's twin room directly ahead, Internal ceiling heights are normal. Bathroom with one step down with bath and separate shower cubicle, Double en suite room to the right off landing
• All stairs and bedroom and bathroom floors covered in thick carpet, with thick underlay. All rooms have lockable doors, main lighting controlled from door and bedside lamps. TV with remotes and freeview boxes, clock radio's and hospitality trays.
• The landing light is left on at night. Guests may turn it off if they wish.
• No lift available.

Dining Room

• Dining room floor is level, carpeted. There are separate dining tables. Heated by an oil burning Stanley range, Step approx 6” into Lounge
•Large room fully carpeted with SkyTV, DVD>CD Wood burning stove lit on cooler evenings.
. There are smoke alarms on the landing and in the bedrooms. There are fire extinguishers in the hall and on the landing and emergency battery powered lighting outside the bedrooms.
•Use of fridge and laundry when mutually convenient.

Outdoor Facilities

• Night lighting is provided in the parking area, and along the path leading from the parking area to the front door.
• The porch light is left on during the night, until all guests have returned. There are solar lights intermittently placed up the drive for assistance of dog walkers etc.

Bedrooms

• None available on the ground floor.
• All bedroom doors are solid wood with latches, normal household dimensions.
• Ceiling light switch on walls to the immediate left. Pull switches in bathroom/loo/shower.
• Ceiling light is 100 w equivalent.
• Bedside table lights are 60w equivalent.
• Corded kettles provided.

Grounds and Gardens

• We have a medium-sized garden with a series of steps leading to different levels. Wooden table and chairs outside

Additional Information

• No smoking anywhere in the house.
• Mobile reception is patchy. Land line available for emergency use.
